A Greener Future for North Point Mall: Alpharetta’s Bold Vision for Mixed-Use Transformation
Alpharetta’s ongoing effort to reimagine the North Point corridor took another major step forward on March 3, when city officials reviewed the latest plans for the aging mall and its surrounding district. The new vision? A green, walkable, and mixed-use urban center designed to connect more meaningfully with the Big Creek Greenway and surrounding neighborhoods.

Replacing Pavement With Purpose
Over the last eight months, landscape architecture and urban design firm Starr Whitehouse has collaborated with city staff and local stakeholders to shape what’s now called the North Point Development Framework. The plan builds on earlier initiatives like the North Point Livable Centers Initiative and the Creative Placemaking Plan — but takes them a step further.
“It incentivizes human-scale development and sets new standards for converting vehicular landscapes to fine-grained urban realms,” reads the new framework. In short: North Point is being re-envisioned as a place where people come first — not cars.
Backed by a $200,000 design contract approved by the City Council in May 2023, Starr Whitehouse has brought experience from local projects like Roswell’s Riverside Park to help reimagine what a future-ready Alpharetta looks like.
From Mall to Mixed-Use Ecosystem
Opened in 1993, North Point Mall was once a retail juggernaut. But in the past decade, developments like Avalon and Alpharetta City Center have eclipsed it in both foot traffic and relevance. The new plan flips the old model on its head: instead of a single-use retail hub, the area is poised to become a dense, walkable neighborhood with mixed-use developments, vibrant public spaces, and integrated trails.
At the heart of the vision is connectivity. The framework proposes a robust trail network that links the district to the Big Creek Greenway, activating underutilized land and turning it into public value. A system of trails and green corridors would connect new development nodes with pocket parks, plazas, and open spaces that encourage community gathering.
Parks With Purpose
Green infrastructure plays a leading role in the framework. Instead of traditional landscaping, the plan emphasizes sustainability with features like rain gardens, stormwater-fed streams, and parks centered around retention ponds. These serve dual purposes: managing runoff and creating usable recreational space.
The goal is for every resident, visitor, or worker in the area to be within a five-minute walk of a park or public gathering space. These areas could host concerts, festivals, or casual meetups — creating a district that’s as socially dynamic as it is ecologically sound.
A Platform for Private Investment
More than just a planning document, the North Point Development Framework is a tool to attract smart investment. By setting a clear vision and development guidelines, the plan reduces uncertainty for developers while encouraging the kind of walkable, human-centered projects that are increasingly in demand.
As Alpharetta continues to grow, this plan signals a shift: from big-box thinking to integrated urban ecosystems. And while its roots are in revitalization, the project is ultimately about reinvention — reshaping a once-dominant mall into a district that reflects the values and lifestyle of a new generation.
